Fifteen summers, and the drying stopped first

Here is a house we meet constantly: a 1990s two-story in Mandarin, original builder-grade system replaced around 2010 with a unit sized to the old nameplate. It still hits 75 degrees on an August afternoon. But the closets smell faintly of mildew, the bathroom doors stick, and a hygrometer on the dresser reads 64 to 68 percent whenever the weather is mild.

The air conditioner has not failed. It has reached an age where its drying ability has slipped behind its cooling ability. A coil that is lightly fouled, a blower running a little fast, a charge a little off, a thermostat satisfied too quickly in an oversized system: each one shortens the time the coil stays cold and wet, and that time is where the moisture leaves. At fifteen years, the fork is simple: replace the system with one sized and staged to dry properly, or keep the system and add a dehumidifier that does the drying on its own schedule.

Why Jacksonville air needs more than cooling

From June through August the dew point here averages 71 to 73 degrees, and by early August nearly every day is muggy. But the hard months for humidity are not July. In July the system runs for hours and dries as it goes. The hard months are May and late September into October, and every rainy afternoon in between, when the outdoor air is 78 and saturated and the thermostat barely calls. The house sits at 76 degrees and 65 percent humidity, which feels like a damp towel.

Riverfront neighborhoods have an extra layer: crawlspaces in Riverside and Ortega that stay wet after tidal flooding, and slab moisture in San Marco lots that sit in AE flood zones. That water finds its way into the living space as vapor.

Dehumidifiers: strengths and weaknesses

Strengths. Runs independently of the thermostat, so it dries on mild days when the AC will not. Lets you set the thermostat higher. Stops mildew in closets, warping in doors and the musty smell that greets you after a weekend away. Protects a house that sits empty while its owners are deployed from NAS Jacksonville or Mayport.

Weaknesses. Adds a modest electrical load and produces some heat, which the AC then removes. Needs a drain and a filter rinse. Takes attic or closet space. Does nothing about the underlying cause if that cause is a leaking duct pulling in wet attic air.

The dehumidifier runs when the air conditioner does not need to, which in Jacksonville is spring, fall and every mild rainy day.

Dehumidifier versus a new, better-staged air conditioner

If the fifteen-year-old system is otherwise sound, a dehumidifier is the smaller purchase and solves the problem directly. If the system is also due for a compressor or coil, a two-stage or variable-speed replacement, properly sized to the house rather than the old nameplate, often removes enough moisture on its own that the dehumidifier is unnecessary. The cheapest correct answer depends on what else is failing, and we will tell you which one we would buy for the house.

Humidifiers: the honest short version

Jacksonville winters bring about fourteen freeze nights. On those nights, with the heat running, indoor humidity can briefly drop into the 20s and a hardwood floor or a piano will notice. For most households that passes in a day. For the few with instruments, antiques or a dry-air cough, a small ducted humidifier set to run only when the humidistat falls below 35 percent is a reasonable add-on, and it is idle from March to December.

What drives the cost

Capacity in pints per day, sized to the house’s moisture load; whether the unit is ducted into the system or stands alone; the drain route, including a condensate pump where gravity will not do; attic versus closet access; and a dedicated control or integration with the thermostat. Humidity equipment questions from Jacksonville

If my air conditioner removes moisture, why do I need a separate dehumidifier?

The AC only dries while it cools. On a 79-degree rainy May afternoon in Jacksonville the thermostat is satisfied in minutes, the system shuts off and the humidity stays. A dehumidifier runs on humidity alone.

Will a dehumidifier lower my JEA bill?

It adds a small load of its own, but drier air feels cooler, so most owners raise the thermostat two or three degrees and come out roughly even or slightly ahead. The real return is in the house: no mildew, no warped doors, no musty closets.

Where would a dehumidifier go in a Riverside bungalow with no attic access?

A stand-alone unit in a closet or crawlspace with a short duct to the living space, draining to a condensate pump. It is less tidy than an attic install but it works, and the bungalows need it most.

Does anyone in Jacksonville actually need a humidifier?

A few: owners of pianos, antique furniture or hardwood floors who notice cracking during a dry cold snap, and people with respiratory complaints that flare in January. It is a two-or-three-week-a-year appliance here.
