What a Cook’s agreement includes, in plain terms

A service agreement is a standing arrangement: two maintenance visits a year, a place at the front of the line when the schedule is slammed, and a member rate on repairs. Those three things are the core. The current tiers, the exact inclusions and the price are set by the office, and we would rather you hear them from a person than read something stale here. What the visits involve is not in question. Coil cleaning indoors and out, refrigerant charge verified against the manufacturer’s chart, the condensate drain flushed and treated, electrical connections tightened, capacitor and contactor tested under load, blower and filter checked, thermostat calibrated, and for heat pumps the defrost cycle and auxiliary strips exercised.

Why the spring visit comes before April here

Jacksonville’s pollen season runs February through May, and the yellow coating that lands on cars lands on outdoor coils too. A coil matted with oak and pine pollen can’t reject heat, and the first stretch of upper-80s days in May will expose it. The spring visit is timed so the coil is clean before the hot season starts around May 21, and so the drain line is clear before dew points climb into the 70s and the air handler starts pulling gallons of water out of the house every day.

The fall visit is for the other side of the year. Duval averages about fourteen freeze nights and three hard freezes, with the first typically in early December. A heat pump that hasn’t run in heating mode since February needs its reversing valve, defrost board and heat strips checked before that night, not after.

Priority on a 95-degree Saturday, 60 miles away

This is where the agreement matters most for Jacksonville specifically. Our trucks come from Palm Coast, and on the worst days of summer the board fills by mid-morning. Agreement holders are scheduled ahead of first-time callers. For a homeowner in Springfield or Ortega, that is the difference between a truck that afternoon and a truck the next day.

Member repair pricing follows from the same logic: a system we’ve seen twice a year is a system we can diagnose faster, and the discount reflects that.

Rentals, second homes and the Beaches

Landlords with units in Jacksonville Beach, Atlantic Beach or near the university campuses use agreements as a way to stop getting tenant calls. Owners who leave an Avondale house empty for the summer use them to make sure somebody is watching the drain line and the humidity. Beachside properties get a salt-air inspection of the coil and cabinet on every visit, because a condenser at Mayport can rust through in a fraction of the time an inland one will.

What the office still has to confirm

Tier names, pricing, whether filters are included, how many systems one agreement covers and any discount on new equipment for members. Call and ask for each of those; the answer you get on the phone is the current one. [[CONFIRM WITH JERRY]]

Agreement questions from Duval

Can I put a Jacksonville Beach rental and my own Mandarin house on one agreement?

Yes. Multiple properties can sit under one account with one renewal date, and we’ll schedule both in the same sector day when the geography allows. The beach unit will get a closer look at coil corrosion than the inland one. Ask about multi-property pricing. [[CONFIRM WITH JERRY]]

Does JEA's HVAC tune-up program replace a maintenance agreement?

It complements one. JEA’s program is a utility incentive; the agreement is the actual service relationship, with the visits, the priority and the repair pricing. We’ll fold whatever JEA offers into the visit paperwork where it applies.

What happens to the agreement if a hurricane cancels the fall visit?

The visit is rescheduled, not forfeited. After a storm the fall round usually becomes a post-storm inspection anyway, checking for flood contact, surge damage and debris in the condenser.

Is there a point where you'd tell me not to buy an agreement?

If the system is at the end of its life and replacement is coming within a year, we’d rather you spend the money on the new equipment and start the agreement with it.
